Roughly four in ten London households rent, and the city turns over tens of thousands of student leases every April and late August. That means a lot of walkthroughs, a lot of deposits on the line, and a short window to get a unit clean between one tenant and the next.
Tenants book us so the inspection goes quickly and the deposit comes back. Landlords and property managers book us so a unit can be shown, photographed and re-let the same week. Agents book us before listing photos and before closing.
The job is the same in every case: every surface, inside every cupboard and appliance, to a standard someone else is going to check.
What we do
An empty-property clean, room by room.
A move-out clean is a deep clean of an empty home. With the furniture gone, everything a regular visit skips is exposed: the floor under the fridge, the inside of the oven, the tops of cabinets, the tracks on every window.
We work from a written checklist that matches what landlords in Ontario typically inspect, and a supervisor signs it off before we leave. If something is missed on the inspection, we come back.
- Kitchen: oven, stovetop and hood, inside and behind fridge, inside every cabinet and drawer, sink and taps, backsplash
- Bathrooms: tub and tile, grout, toilet inside and out, vanity and mirror, exhaust fan cover
- All rooms: baseboards, doors and frames, light switches, closets and shelving, window interiors and sills
- Floors: vacuumed and washed, edges and corners included
- Walls spot-cleaned for scuffs and marks (full wall washing on request)
- Garbage and recycling removed

Clean before the boxes arrive.
A move-in clean is the same scope applied to the home you are moving into, before the furniture lands. Most buyers and new tenants want this done the day before possession, or the morning of.
If you are moving within London, we can do the move-out and the move-in as one booking with one price.
Timing
Booking around key handover.
The busiest weeks of the year are the last week of April and the last week of August, when student and standard leases roll over. If your move falls in those windows, book as early as you can. Outside them, we can usually schedule within a few days.
Short-term rental and Airbnb hosts: we also do turnover cleans between guests on a standing arrangement. Ask when you request a quote.

Move-out cleans in Ontario typically run from about $350 for a one-bedroom condo to over $1,000 for a large house, according to the 2026 Hellamaid price index. Your exact price is fixed up front once we know the following.

Condition
A unit that was cleaned regularly is quicker than one with months of build-up. Heavy grease, mould or smoke residue adds time.

Inside the oven and fridge is standard. Older appliances with baked-on residue take longer.

Full wall washing, inside windows beyond the standard interior wipe, carpet shampooing and balcony or garage cleaning are quoted separately.
